Land & Planning Collective (LPC) is a unique collection of individual experts specialising in land promotion, planning and property who have combined their respective skills and experience to create a one stop shop for landowners wanting to release land for residential and commercial development.
Jonathan Harbottle, Mark Schmull and Michael Garvey are the owners of Land & Partners, Arrow Planning and Chandler Garvey, three market leading firms in their respective fields with more than 80 years of combined development experience in the high value markets to the west of London along the M4, M40 and M1 corridors in Buckinghamshire, Berkshire, Oxfordshire, and Hertfordshire.
Historically, landowners have had a choice of agreeing an option agreement with a developer and being locked into a price that is never tested in the open market or agreeing terms with a promoter who might have limited market knowledge and experience to drive the most valuable planning consent.
LPC has a very different approach, combining the collective knowledge and experience of three leading firms into a promotion arrangement that not only achieves the best possible market orientated outcome through the planning systems, but combines with an open market sale at the end of the process to guarantee the highest possible price.
All of this comes at no cost to the landowner, with LPC meeting all the promotion costs to secure a planning consent. LPC will only ever represent the very best interests of the landowner, giving truly independent professional advice on the planning and marketing strategies.
Combining marketing leading firms that specialise in different elements of the development process is a ground breaking innovation that brings with it significant resources, knowledge and relationships to help shape places and communities.
